Please read these Terms carefully. By using this site you agree to them.

Effective October 29, 2026.

1. Who operates this site, and the name "Pops"

Pops' Guide to Cambridge Tower, at ctowerguide.com, including its pages, installable web app, offline copies, and printed or shared versions (the "Site"), is written, published, and operated by Chilili LLC (the "Company," "we," or "us").

"Pops" and "Pops' Guide" are names the Company uses for the Site and its content. Everything on the Site, including statements written in the first person or signed "Pops," is published by the Company. No member, manager, or other person associated with the Company publishes the Site or offers its content in a personal capacity.

2. Agreement to these Terms

By opening, browsing, installing, or otherwise using the Site, including any saved or offline copy, you agree to these Terms. If you do not agree, do not use the Site. If you are under 18, use the Site only with a parent or guardian who agrees to these Terms for you. This guide is intended for residents, owners, management, staff, board members, and their guests. Anyone else who uses it does so under these same Terms.

3. Information only. No professional advice or relationship.

The Site offers general information for neighbors. Nothing on the Site is legal, medical, mental-health, veterinary, insurance, tax, accounting, financial, investment, real-estate, appraisal, engineering, construction, fire-safety, or other professional advice, and nothing on it should be used as a substitute for advice from a qualified professional who knows your situation.

Using the Site, or contacting us, does not create an attorney–client, physician–patient, insurance agent–client, fiduciary, confidential, or other professional relationship with the Company or with anyone associated with it, even if that person holds a professional license. Do not send us confidential, medical, or legal information.

Summaries of the association's governing documents, rules, fees, fines, deadlines, and of statutes and other law are simplified, may be incomplete, and may be out of date. The recorded documents, the association's own records and decisions, and current law control. Read the source, and consult your own professional, before you act.

4. Not official. No affiliation or endorsement.

The Site is independent. It is not operated, sponsored, approved, or endorsed by the Cambridge Condominiums Council of Owners, its Board of Directors or committees, Worth Ross Management Co., building staff, BuildingLink, Brivo, Vantaca, the City of Austin, Travis County, any utility, The University of Texas, any emergency service, or any business, venue, or person named on the Site. Names are used only to identify them. A link, listing, or mention is not an endorsement or recommendation, and the Company is not responsible for any third party's goods, services, or conduct.

5. Emergencies and safety

The Site is not an emergency service. In an emergency, call 911. Do not depend on the Site, including its offline pages, when safety is at stake: it may not load, may be out of date, and may not fit your situation. Safety information on the Site (for example about severe weather, fire, CPR, elevators, poison, crisis lines, pets, and directions) is general. Always follow official warnings and the instructions of emergency responders and building staff.

6. Accuracy, updates, and automated content

Content comes from publicly available sources or from material that management or building staff sent, posted, or provided, or that is otherwise available to residents generally. It is compiled by hand and, in part, by automated tools, including artificial-intelligence tools, that check sources on a schedule. It may contain errors, omissions, misread or outdated dates, times, prices, fees, phone numbers, addresses, directions, hours, listings, and event details. The Company may change, remove, or stop updating any content at any time without notice, and has no duty to correct or update anything. Confirm important information with the original source before relying on it.

7. Third-party sites, services, and content

The Site links to and draws on third-party websites, apps, documents, and data, including weather data from Open-Meteo and fonts from Google Fonts. The Company does not control and is not responsible for them, their availability, their accuracy, or their privacy practices. Your use of them is at your own risk and under their terms.

8. Disclaimer of warranties

The Site and all content are provided "as is," "as available," and "with all faults." To the fullest extent permitted by law, the Company disclaims all warranties and representations of any kind, express, implied, or statutory, including any warranty of merchantability, fitness for a particular purpose, title, non-infringement, accuracy, completeness, reliability, timeliness, availability, or security, and any warranty that the Site is free of errors, interruptions, viruses, or other harmful components. The Company does not guarantee anything about the Site or its content. No information or statement from the Company or "Pops," in any form, creates any warranty.

9. Assumption of risk and release

You use the Site, and you act or decline to act on anything in it, entirely at your own risk. You assume all risks of doing so, including risks of personal injury, illness, death, property damage, fines, fees, assessments, penalties, missed deadlines, financial loss, and disputes with the association, management, or others.

To the fullest extent permitted by law, you release, waive, and forever discharge Chilili LLC and its members, managers, officers, employees, contractors, agents, successors, and assigns (the "Company Parties") from all claims, demands, and liabilities of every kind, known or unknown, arising out of or relating to the Site or its content, including claims caused in whole or in part by the sole, joint, concurrent, or comparative negligence, strict liability, or other fault of any Company Party.

10. Limitation of liability

To the fullest extent permitted by law, no Company Party will be liable to you or anyone else for any indirect, incidental, special, consequential, exemplary, or punitive damages, or for any personal injury, property damage, fines, fees, assessments, penalties, lost profits, lost data, or loss of use, arising out of or relating to the Site or its content, under any theory, including contract, tort, negligence, strict liability, or statute, even if advised of the possibility of such damages.

To the fullest extent permitted by law, the total liability of all Company Parties combined, for all claims arising out of or relating to the Site or its content, will not exceed one hundred U.S. dollars (US $100). These limits apply even if a claim arises from the sole, joint, concurrent, or comparative negligence of a Company Party, and even if any remedy fails of its essential purpose.

Some jurisdictions do not allow certain exclusions or limits. In those places, the exclusions and limits apply to the fullest extent the law allows.

11. Indemnification

You will defend, indemnify, and hold harmless the Company Parties from and against all claims, demands, losses, liabilities, damages, judgments, settlements, fines, costs, and expenses, including reasonable attorney's fees, arising out of or relating to your use of the Site, your reliance on its content, anything you send us, or your violation of these Terms or of any law or the rights of any other person, including claims caused in whole or in part by the sole, joint, concurrent, or comparative negligence of any Company Party.

12. Governing law, venue, and disputes

These Terms and any dispute arising out of or relating to the Site are governed by the laws of the State of Texas, without regard to conflict-of-laws rules. Any action must be brought exclusively in the state or federal courts located in Travis County, Texas, and you consent to their jurisdiction and venue. To the extent permitted by law, any claim must be filed within two years after it arises, or it is permanently barred.

You and the Company each knowingly and voluntarily waive any right to a trial by jury, and agree that any claim will be brought only in an individual capacity and not as a plaintiff or class member in any class, collective, consolidated, or representative proceeding.

13. What you send us

If you use "Message Pops" or otherwise contact us, you agree that the message is not confidential, that we may use any suggestion, correction, or idea without obligation or payment to you, and that we may not reply. Do not send personal health, financial, legal, or other sensitive information, or anything about another person that they would not want shared.

14. Privacy

The Site has no accounts and does not ask for your personal information, except what you choose to type into the Message Pops form. To work offline it stores copies of its pages, and your acceptance of these Terms, on your own device. As with any website, the Site's host and the third-party services the Site uses (such as Open-Meteo and Google Fonts) receive technical information such as your IP address when your device contacts them. The Company, the Site's host, and its network provider may also use analytics tools (such as Google Analytics, Cloudflare Web Analytics, and Netlify Analytics) to count visits and see which pages are used. These tools may set cookies or collect information such as your browser type, the pages you view, your approximate location, and how you reached the Site. The Company uses this information only in aggregate, to maintain and improve the Site, and does not sell it. Messages sent through the Message Pops form, including any email address you give, are stored by the Site's host (Netlify) and read by the Company; they are used only to review your note and, if you asked, to reply, and are not sold or shared except as the law requires.

15. Ownership and permitted use

The Site's original text, design, and graphics are owned by Chilili LLC. You may view, print, and share them for personal, non-commercial use. You may not copy, scrape, republish, or sell the Site or substantial parts of it for any commercial purpose without our written permission. Documents and materials created by others, including the association's recorded instruments, rules, and forms, belong to their owners and are provided only for residents' convenience. If you believe something on the Site infringes your rights, or you want information about you corrected or removed, use Message Pops and we will review it.

16. Changes and availability

We may change these Terms at any time by posting a new version on the Site. Changes take effect when posted, and your continued use of the Site means you accept them. We may change, suspend, or discontinue all or part of the Site at any time, without notice or liability.

17. General

These Terms are the entire agreement between you and the Company about the Site. If any part of these Terms is found unenforceable, it will be enforced to the maximum extent permitted and reformed only as much as necessary, and the rest will remain in full effect. Our failure to enforce any provision is not a waiver. You may not assign these Terms; we may. "Including" means "including without limitation." Headings are for convenience only. Sections 3 and 5 through 15 survive any end of your use of the Site.
